1. FOUNDATIONS & STRUCTURE

Foundations, including all steel reinforcement, are to be built in strict accordance with the municipal

building regulations. All filling under floors, steps and backfilling to foundations shall be approved clean dry material and shall be free of vegetable or deleterious material;

Compact and fill under surface beds. Provide for damp proof membranes under, screed with cement to received finished floor covering;

All external walls shall be constructed of Maxi clay bricks with cavity construction in accordance with the requirements of the architect and municipality. The brick skins tied together with galvanized butterfly wire ties;

Wherever the cavity is breached or as specified by architect, a damp proof membrane is to be built in.

Steel is to be provided in strip foundation to suit clay conditions.

Contractor to take note of the slope of the ground.

 

2. INTERNAL WALLS

All the internal walls (other than where tiled) to be one coat steel trowelled plaster throughout; including

the garage

 

3. WALL TILING. MIRRORS & BATHROOM FITTINGS

Porcelain wall tiles to be selected from the samples of the architect. A rate of R180/m2 (excluding VAT) for

the supply of tile has been allowed.

All bathrooms to be tiles to height of ceiling;

Kitchen walls to be tiles 600mm above counter tops and between counter top and top cupboards;

Mirrors to be supplied above bathroom basins;

Bathroom to be filled with towel rail, toilet roll holder and soap dish in shower;

All wall and floor tiles to be filled 'square' -that is, at 90ยท

 

4. FLOORS

Porcelain tiles to be supplied and laid to kitchen and bathrooms, lounge, passage and dining area.

Engineered timber flooring to be selected from the recommended decor scheme and to be filled to

bedrooms.

Ceramic tiles to garage floors.

Allowance of R180/m2 (excluding VAT) for the supply offioor tiles.

Allowance of R120/m2 (excluding VAT) for the supply of floor tiles to garage.

 

5. CEILINGS

Dropped bulkhead ceilings to be provided in the living I dining area.

Ceilings to consist of Rhino board on SABS approved treated branderings. Rhino board ceilings to be

skimmed with Cretestone plaster. The cornices shall be Cove 110 or similar.

One trap door will be provided per unit, to roof space only.

Garage to have ceiling and cornices.

Entire roof area to be covered with Isothenn thennal, insulation blanket to comply with the new SANS

10400 XA regulations.

 

6. DOORS

Doors, frames, architraves and external gates will be supplied and installed by Candian Interiors.

 

7. IRONMONGERY

Locks internally to be two lever Mortice locks.

External doors to be fitted with three lever Mortice locks.

House numbers to be provided.

All handles to be aluminium to architect's approval and installed by Candian Interiors.

8. ROOF

Trusses shall be of fabricated type assembled in strict accordance with standard building regulations.

Roof shall be covered with clip lock roof sheeting with chromodek finish- colour dark grey.

 

9. PAINTING

All plastered surfaces to be finished with one coat Masonry Primer and two coats of Acrylic PVA (Midas

230 or similar).

All external timberwork to be painted white. Barge boards and fascias to be painted white.

Internal doors to be painted white.

Ceilings to be finished with two coats white PV A.

Exterior colour scheme to be in accordance with the architectural design guidelines.

 

10. PLUMBING & DRAINAGE

Sink: double bowl stainless steel drop in sink.

Baths to be acrylic.

150 litre hot water cylinder with overflows and drip tray to be installed complete with heat pump as per

SANS 1 0400 XA regulations (Energy saving).

Two external standpipes to be provided.

Washing machine and dishwasher point for water and waste with under counter stopcock (s) to be

provided (if indicated on plan).

All sanitary ware and baths to be white.

All taps shall be from the Grohe or similar range.

Gutters to be aluminium, downpipes pvc.

Basins to be vanity units with granite tops.

Frameless shower panels will be supplied and installed to walk in showers.

 

11. ELECTRICAL INSTALLATION

Down lighters throughout as per architect's layout. Two double plug points per bedroom, three double plug

points for the main bedroom.

5x External lights to be provided.

5x Double plug points for lounge I dining room.

Television point provided in the living room and main bedroom.

3x Double plug points (above counter) for kitchen in addition to plug point for oven, hob, washing machine,

fridge, dishwasher and drier (if position is indicated on the plan).

2x telephone points to be provided as indicated on plan.

Eskom pre-paid meter & installation thereof to be provided.

2 x electrical points for air conditioning units to lounge and main bedroom.

Stainless steel under counter oven, hob and extractor to be installed, from standard range.

One light and plug point to garage, as well as electrical supply for automatic garage door.

Standard alarm system to be supplied. End-used client will be responsible for its connection to any local

monitoring company.

A luxury electric/ gas stove, oven and extractor fan is in stalled in the kitchen.

 

12. WINDOWS AND EXTERNAL DOORS.

All windows and external doors (excluding main entrance door) shall be powder coated aluminium heavy

section frames.

 

13. GARAGE

Ceilings to be fitted to garage.

Floor to be screed finished and tiled with ceramic tiles.

Internal walls to be plastered and painted.

Double remote electric roll up door to be supplied.

Double fluorescent type light fittings.

 

14. CUPBOARDS

All kitchen and built-on cupboards will be supplied and installed by Candian Interiors. Kitchen worktops will

be granite or caesar stone at purchases selection. All cupboards will be of a superior quality and range.

 

15. GLAZING

Clear glass to be installed generally, obscure glass to bathrooms.

Safety glass wherever required by law.

Vanity mirrors (900x1200) shall be provided above the basin in the bathrooms.

 

16. AIR CONDITIONING

Wall mounted split air conditioning units will be provided to the living room and main bedroom.

 

17. WALLING & PAVING

Walls and gates as per approved plan.

Patios and stoep areas to be tiled as per standard specification for house.

Driveway to be brick paved as per standard specification.

The area outside the kitchen door shall be paved to the extent as shown.

Boundary walls to be plastered on both sides.

Boundary walls to be painted on both sides.

Note: driveway paving to be taken down to road.

 

18. LANDSCAPING

The erf is to be grassed.

 

19. GENERAL

In the event of any discrepancy arising between the provision of the drawings and those of the

Specification, the Specification shall prevail. All materials herein specified are subject to availability.

Where any materials are not readily available, the Contractor shall have the right to use the nearest similar

available material. Where any materials are not clearly specified, or indicated on the drawings, the

Contractor shall have the right to use the material it considers to be most suitable for the purpose.
